El Paso County Home Inventory Stats for July 2008
Home inventory for July was slightly lower than the previous month at 6,544 single family homes for sale. The inventory in July for single family homes increased by 21% when compared to January 2008.
Home sales for the month of July in El Paso County increased to 886 single family home sales. Home sales have continually increased over the past few months in the Colorado Springs area.
Home Sales have increased by 66% in El Paso County when comparing this month's sales to January 2008 sales.

The Powers area has had more home sales from January through July 2008 than any other area of Colorado Springs. The Northeast and Briargate areas of Colorado Springs have also had a large percentage of the total home sales in the Colorado Springs area thus far.
These statistics give you an idea of which areas of town buyers are looking in for homes and which areas of Colorado Springs have the most activity.

The number indicated at the top of each stack represents the number of sold homes in the month of June from 2003-2008.
As depicted in the graph, the highest number of homes sold in 2005 while the number of home sales is significantly lower (so far) in 2008 when looking back to 2003.
Although the median sales price in Colorado Springs increased in May to $210,900, it is still lower than the median sales price of $216,475 from May 2007.
Total home sales have dropped approximately 8% when comparing sales so far this year to those of last year (January-May).
On a positive note, home sales have been steadily increasing over the past few months in Colorado Springs.

"Pursuant to Colorado State General Property Tax Law, in defending any value for ad valorem taxation purposes, only sales occurring within a designated time frame may be used. The "data collection period" (also known as the Current Base Year) for tax years 2007 and 2008 would be sales that occurred between January 1, 2005 and June 30, 2006. This means that only properties having sold within this time frame may be used as comparables when estimating a market value! "
